For Dubai villas and apartments: every 2–3 years under normal occupancy. For homes near construction, with pets, with allergy sufferers or with young children: annually. For commercial buildings, offices and hotels: annually, or more frequently in high-occupancy or dusty environments. If you’ve never had the ducts cleaned since moving in — or since the building was completed — that’s the answer: now.

A standard 3-bedroom villa duct clean typically costs AED 600–1,200. A large 5–6 bedroom villa with a central AHU typically costs AED 1,000–2,000. Office and commercial systems are quoted based on the number of supply points and system complexity. We provide a fixed written quote before starting — not a range that expands on the day.

A standard AC service addresses the split unit or cassette unit itself — filter cleaning, coil inspection, drain clearing, gas check. It does not clean the ductwork. Duct cleaning addresses the internal surfaces of the supply and return ducts — the part of the system that standard AC service doesn’t reach. The two services are complementary: for the best results, clean the coil and the ducts together.

We use mechanical brush-and-vacuum cleaning as the primary method — rotary brushes dislodge compacted dust, a connected HEPA vacuum unit removes it. Chemical antimicrobial fogging follows the mechanical clean to kill residual biology and sanitise surfaces. Fogging alone — without prior mechanical cleaning — does not remove dust and provides only temporary odour reduction. We do not offer fogging-only services.

A 3-bedroom villa typically takes 3–5 hours. A 5–6 bedroom villa takes 5–8 hours. A standard office floor takes 4–6 hours depending on the number of supply points and access panel locations. We schedule a half-day or full-day appointment depending on the system size so there’s no time pressure on the crew.

In most cases, yes — if the smell source is inside the ductwork (mould, bacteria, accumulated organic debris). If the smell originates from the evaporator coil or drain pan rather than the duct surfaces, duct cleaning alone may not fully resolve it — coil cleaning is also needed. We assess both during the duct clean and advise if coil cleaning is also required. We do not charge for the coil assessment.

Yes, you can stay home. The process involves some noise from the vacuum equipment and occasional duct access points being opened. We work room by room and keep disruption to a minimum. The main ask is access to the ceiling voids and AHU location. For families with young children or allergy sufferers, we recommend keeping them out of the room being actively worked on during cleaning — the rest of the home is unaffected.
