What Goes Wrong

Common Flooring Problems We Fix

Most flooring failures trace back to what happened before the material went down, not the material itself.

Cupping, Warping or Buckling

Almost always moisture in a subfloor that was not tested or dried before the old flooring went down. We test moisture content before installing and will not lay flooring over a wet slab.

Hollow Sound or Clicking Underfoot

A subfloor that was not levelled, or click-lock flooring laid without the right expansion gap. We check flatness with a straightedge and correct it before a single plank goes down.

Gaps Opening at the Joints

Flooring installed straight out of the box before it has acclimatised to the room's temperature and humidity. We let material sit on site for the manufacturer's recommended period first.

Squeaking or Loose Boards

Usually a subfloor that was not properly fastened or levelled before engineered wood or laminate went on top. Fixed at the subfloor, not with a temporary shim under the board.

Doors, Skirting and Transitions Left Unfinished

Doors trimmed to clear the new floor height and skirting, beading and transition strips finished properly, rather than left as an afterthought once the flooring itself is down.

Old Flooring Left Half-Removed

The existing floor covering fully removed and disposed of, not just covered over with a new layer on top.

What We Install

Types of Flooring We Install

SPC Flooring

Stone Plastic Composite — a rigid, fully waterproof core that resists dents and scratches. A strong choice for kitchens, bathrooms and busy areas, installed click-lock over a levelled subfloor.

LVT Flooring

Luxury Vinyl Tile — thinner and more flexible than SPC, with realistic wood and stone finishes. Glue-down or click options depending on the product and where tighter door clearances matter.

Engineered Wood and Herringbone

A real timber wear layer over a stable core, including herringbone and chevron patterns. Sanded and finished on site where the product calls for it.

Laminate Flooring

High-pressure laminate over an HDF core — budget-friendly wood and stone looks, click-lock installed over an acoustic or foam underlay.

Vinyl Sheet Flooring

Rolled sheet vinyl for a seamless, fully waterproof finish. Common in kitchens, clinics and commercial units where hygiene and easy cleaning matter.

Carpet Tiles

Modular carpet tiles for offices and commercial fit-outs, laid so a single damaged tile can be replaced without redoing the whole floor.

How We Do It

How It Works

What happens to the subfloor before installation decides how the floor performs after.

1
Site Visit, Subfloor Check and Fixed Quote

We inspect the existing floor, test moisture where relevant, measure the space and confirm the material and the quote as one fixed figure — not an estimate that moves once we start.

2
Prep, Acclimatise and Install

Old flooring removed where needed, subfloor levelled, moisture barrier laid where required, material acclimatised to the room, then installed to the manufacturer's specification.

3
Finish, Clean and Hand Over

Skirting, beading and transition strips finished, the site cleaned, and we walk the floor with you before anyone calls it done.

Pricing

What Affects the Cost of Flooring in Dubai

Flooring is priced per square metre once we know the material, the room and the condition of what is underneath — there is no single figure that applies to every job. We visit, measure and confirm a fixed price before any work starts, and the visit itself is free.

Material chosen — SPC, LVT, laminate, engineered wood, vinyl sheet or carpet tile
Room size and layout, including cuts around fixtures and doorways
Condition of the existing subfloor and how much levelling it needs
Removal and disposal of the existing flooring, if applicable
Skirting, beading and transition strips at doorways
Access — villas, high-rise apartments and occupied offices are priced differently
We accept bank transfer, cash, card, online payment and PDC cheques.

Questions

Flooring Dubai: FAQs

SPC (Stone Plastic Composite) has a rigid core and is fully waterproof, dent and scratch resistant — a strong choice for kitchens, bathrooms and busy areas. LVT (Luxury Vinyl Tile) is thinner and more flexible with very realistic wood and stone finishes, glued down or clicked depending on the product. We’ll talk you through which suits the room at the site visit.

Yes, that’s included where you need it. We strip out and dispose of the existing floor covering rather than leaving it for you to arrange separately.

Yes. We test the subfloor’s moisture content before committing to a material, because installing over a wet slab is the most common cause of cupping and warping later.

A single room is usually a day, a full apartment two to four days depending on size and how much subfloor prep is needed. We confirm the timeline at the site visit.

Often yes for SPC and LVT, provided the tiles are flat and sound. We check this during the site visit — a subfloor that isn’t level enough gets addressed first.

Yes, SPC is fully waterproof at the core, which is why it’s a common choice for kitchens and bathrooms. Water sitting on the surface for long periods should still be wiped up, but it won’t damage the plank itself.

Yes, in engineered wood and select LVT products. These take longer to lay than straight-plank flooring, which is reflected in the quote.

Yes, including carpet tiles and vinyl sheet for offices, retail and commercial units, scheduled for evenings and weekends where trading can’t stop.

No. The visit, the subfloor check and the quote are free, and there’s no obligation.

Once the quote is confirmed we usually schedule within a few days, sooner where the material is already in stock. We’ll give you the earliest realistic slot at the site visit rather than a guess over the phone.

Yes, 90 days on workmanship. If something’s wrong with how the floor was installed in that time, we come back and put it right.
