Dubai bathrooms fail in predictable ways. Humidity, hard water and rushed original workmanship account for nearly all of it.
One of the most serious and costly bathroom issues, and it often points to failed or inadequate waterproofing. Either the original build skipped it or a previous renovation tiled straight over the screed. No repair from above the tiles fixes it. We strip back to the screed, waterproof properly and re-tile, because grout and sealant will not hold back water that is already getting underneath.
Tap a tile and listen. A hollow sound can mean the adhesive has come loose or there are gaps beneath the tile, which can eventually cause it to crack. We find out why the substrate moved, correct it, and relay the tile with an adhesive rated for the temperature swings these rooms experience.
Surface mould cleans off. Grout that has gone black all the way through is holding moisture and will not come back, so it gets cut out and replaced with anti-fungal grout. Usually the real cause is ventilation, which is why we look at the extract fan at the same time.
That is an extract fan that is undersized, blocked, or venting into the ceiling void rather than outside. Chronic humidity is what destroys grout and sealant, so fixing the fan is a small job that protects everything else in the room.
Lippage where tile edges sit proud of each other, grout lines that wander, cuts that do not line up at the corners. Common in apartments finished quickly during the build, and a full re-tile is the only real fix. It also changes how the room feels more than any fixture does.

Types of Bathroom Renovation
Usually the bathroom has room to change the layout. Walk-in showers, double vanities, freestanding baths and large-format tiles all become options once there is space to move things around.

How long does it take?
Five to ten working days for most full renovations. Powder rooms are three to five. A cosmetic refresh is two to three. You get a specific completion date before we start rather than an estimate.
Do I need to move out?
Not usually, if there is another bathroom on the property. Water is only shut off for short periods, and we agree that with you in advance. If it is the only bathroom, we will tell you honestly what the days without it will look like.
Is waterproofing included?
Yes, always, on every full and partial renovation that involves removing tiles. It is never an optional extra on our quotes. If someone has quoted you less, this is the first thing to ask them about.
Can you fix a leak going into the apartment below?
Yes, and it needs to be done properly rather than patched. Failed waterproofing cannot be repaired from the surface, so the floor comes up, the membrane is reapplied and the room is retiled. Anyone offering to fix it with new grout or sealant is selling you a delay.
Can I supply my own tiles and sanitary ware?
Yes. We can also source everything for you. If you buy your own, check water pressure compatibility with us first, because fittings designed for different supply pressures do not perform the same.
