FCU faults in chilled water systems have specific causes — here’s what we diagnose and resolve.
FCU Not Cooling
Usually a stuck or failed control valve blocking chilled water flow, a dirty coil reducing heat exchange, or a faulty thermostat. We diagnose the exact cause before replacing any parts.
Water Dripping from FCU
A blocked drain pan or drain line causes condensate to overflow onto ceilings and walls. We clear the drain, clean the pan, and check the drain slope — standard preventative maintenance.
FCU Making Noise
Rattling usually means a loose panel or debris in the fan. Squealing points to worn fan bearings. Gurgling indicates air trapped in the chilled water pipework. All diagnosable and fixable.
Weak Airflow
Blocked or clogged FCU filters choke airflow and cause the coil to freeze. We clean or replace filters and check the fan motor's speed and current draw.
FCU Not Switching On
Thermostat failure, tripped electrical supply, faulty PCB or a wiring fault. We test the controls systematically and replace only the failed component — not the whole unit.

Types of FCU Systems We Service in Dubai

Ceiling-Mounted FCU
The most common FCU type in Dubai apartments and hotels. Mounted in a ceiling void with supply and return air grilles visible in the room. We install, clean and repair all ceiling FCU brands and sizes — 2-pipe and 4-pipe configurations.
Floor-Standing FCU
Floor console FCUs are common in villa living rooms, commercial lobbies and perimeter zones. They deliver air at floor level and are easier to access for cleaning. We service all floor-standing models from Carrier, Trane, York, McQuay and others.
Cassette FCU
Four-way cassette FCUs sit flush in the ceiling and distribute air in four directions — common in offices, retail units and hotel corridors. We install, service and repair cassette FCUs including coil cleaning and drain pan replacement.
District Cooling FCUs
Buildings connected to Empower, Tabreed or DEWA district cooling networks use FCUs supplied by chilled water from the district plant. We understand district cooling system requirements — pressure ratings, control valve specs, and the rules for working on connected systems.
4-Pipe FCU Systems
4-pipe FCUs have separate chilled and hot water circuits, allowing simultaneous heating and cooling in different rooms from the same system. Common in hotels. We service both circuits, including control valves, coils and zone controls.
BMS-Integrated FCUs
Modern FCUs connected to Building Management Systems (BMS) have digital controllers that report faults and allow central scheduling. We diagnose BMS communication faults, replace failed digital controllers, and re-commission the FCU on the BMS after repairs.
Signs Your FCU Needs Servicing or Repair

Room Not Reaching Set Temperature
If the FCU runs but the room stays warm, the control valve may be stuck closed or the coil is dirty — both common after Dubai's dusty summers.
Water Dripping from the Unit
Condensate dripping means the drain pan or line is blocked. Left unfixed it causes ceiling and wall water damage — and in a hotel or apartment block, that's expensive.
Unusual Noise When Running

Musty or Stale Air from the FCU
Mould in the drain pan and coil produces the musty smell common in FCUs that haven't been deep-cleaned in 12+ months. A full service clears it completely.

FCUs in Dubai should be deep-cleaned annually as a minimum — quarterly in high-use environments. Skipping service shortens component life and degrades air quality.
FCU Switching On and Off Repeatedly
Short-cycling usually means a thermostat fault, a frozen coil (from a blocked filter), or a controls issue. Annual service prevents most of these faults.
